Model 2: an explained points system for comparing listing details. Sale and rental scores measure different things; compare properties of the same listing type.

What the references mean

These are fixed product assumptions inherited from the prototype. They are not verified current Northern Ireland averages, local valuations or a live market feed.

The model does not use price trends, rental demand data, comparable transactions, enquiries or listing completeness. The postcode contribution is a fixed weighting, not measured demand.

For-sale score: up to 100 points

Yield potential: up to 40 points

Gross yield = estimated monthly rent × 12 ÷ asking price × 100. No financing costs, expenses or tax are deducted. The unrounded percentage determines the points.

Platform BMV flag: up to 10 points: 10 if flagged by the platform, otherwise 0. This is not an automated valuation or proof of a discount.

Rental score: up to 100 points

Rent affordability: up to 75 points: monthly asking rent is compared only with the monthly rent reference. Lower rent earns more points. This broad comparison does not adjust for property size or local market conditions.

Property fundamentals and missing data

EPC: up to 10 points: A: 10; B: 9; C: 7; D: 5; E: 3; F: 1; G: 0. Missing or unrecognised EPC receives a default 3 points, not an inferred rating.

Postcode: up to 8 points: BT1, BT2, BT3, BT4, BT5, BT6, BT7, BT8, BT9, BT10 receive 8; BT11, BT12, BT13, BT14, BT15, BT16, BT17, BT18 receive 5; other or unknown districts receive 2. Spacing and letter case do not change the district.

Rooms: up to 7 points: two or more bedrooms receive 4 points, plus 3 if bathrooms are at least half the bedrooms rounded up, otherwise plus 1. One bedroom receives 2; zero or unknown bedrooms receive 0. Unknown bathrooms do not qualify for the higher award.

Missing price inputs receive no points in price-dependent categories. Missing rent or floor area uses the documented sale fallbacks. Missing data is not rescaled to a perfect score.

Higher model score

Badges and search order use the saved score. A property with an older or mismatched score shows a separately labelled recalculated preview. Its saved score is not silently replaced by that preview.

Scores summarise model inputs, not expected profit or investment suitability. Check asking prices, rent estimates and property condition independently.
