Each rate applies only to the part of the price within its band. For example, a home mover buying at £250,000 pays nothing on the first £125,000 and 2% on the next £125,000: £2,500.
Buy-to-let and second homes
If you'll own more than one home after buying, including a buy-to-let, a 5% surcharge is added to every band, for purchases of £40,000 or more. On a £200,000 buy-to-let that's £11,500, against £1,500 for a home mover.
If you're replacing your main home, the surcharge doesn't usually apply. If you buy the new home before selling the old one, you may pay it and claim it back when you sell within three years.

Common questions
Is stamp duty the same in Northern Ireland as in England?
Yes. Northern Ireland and England both use Stamp Duty Land Tax with the same rates. Scotland (Land and Buildings Transaction Tax) and Wales (Land Transaction Tax) have their own taxes.
Who counts as a first-time buyer?
Everyone buying must never have owned a home anywhere in the world, and must intend to live in the property. If one joint buyer has owned a home before, the relief doesn't apply.
What is the non-resident surcharge?
Buyers who haven't been in the UK for at least 183 days in the 12 months before buying pay an extra 2% on top of the other rates. It's based on where you've been, not your nationality. HMRC's guidance explains the test.
When do I pay it?
Your solicitor normally files the return and pays HMRC within 14 days of completion, and includes it in your completion statement.
